The City of Fort Collins is seeking a Senior Real Estate Specialist to play a critical role in shaping the community's future through strategic property acquisitions, dispositions, and real estate transactions that support high-impact public projects.
In this role, you'll help secure the property rights needed for essential City initiatives, ranging from utilities and infrastructure to parks, trails, conservation, and affordable housing. You'll collaborate closely with internal partners including the City Attorney's Office, Engineering, Utilities, Parks, and Natural Areas, as well as external stakeholders, to conduct due diligence, negotiate agreements, draft and review legal documents, and manage complex property activities from start to finish.
This position offers a diverse and engaging portfolio of real estate work, including high-value assets, partial land acquisitions, and conservation properties. You'll join a highly experienced, collaborative team of real estate professionals who take pride in serving the Fort Collins community and delivering projects that make a lasting impact.
The ideal candidate brings 3-5 years of real estate experience, including detailed title review, transactional due diligence, property valuation, easement acquisition, and legal documentation. A Certified General Appraiser license or experience with property acquisition under the Uniform Relocation Assistance and Real Property Acquisition Policies Act of 1970 is highly desirable.

Essential Duties and ResponsibilitiesThe following duties and responsibilities are illustrative of the primary functions of this position and are not intended to be all inclusive.
- Provides support to Real Estate Services Manager in establishing project scope, identifying acquisition issues, and proposing solutions.
- Determines acquisition strategies and negotiates to acquire necessary real estate interest such as purchase and sale agreements, conservation easements, rights-of-way, access rights and leases.
- Conducts title and land research.
- Prepares and presents items for Council Meetings and Work Sessions.
- Compiles and provides accurate real estate data for the Real Estate Services Manager.
- Evaluates market conditions and property values.
- Performs property management duties including negotiating favorable lease rates and prepares appropriate lease documents.
- Monitors lease activities to ensure compliance/collects lease revenues.
- Performs or assists with real estate closings for the City.
- Responds to and resolves difficult and sensitive public inquiries regarding real estate activities, location of City-owned property, easements, and rights of way.
- May testify in formal hearings and trials in matters related to real estate transactions and negotiations.

Required Knowledge Skills and Abilities- Knowledge and understanding of real estate practices and Colorado Revised Statutes, including real estate and eminent domain law, elements of the appraisal process, title searches, financing, taxation, closings and economic processes.
- Knowledge of local, state and federal land acquisition policies/procedures.
- Familiarity with land survey practices.
- Excellent customer service, communication, negotiation and problem-solving skills.
- Advanced mathematical skills.
- Federally qualified agent as designated by CDOT desired.
- Ability to become a notary within the first 6 months.
- Ability to establish and maintain effective working relationships with associates, consultants, property owners, and public officials.
- Knowledge of word processing and demonstrated ability to operate various software packages.

Bachelor's degree in Business Administration, Real Estate, or related field from an accredited college or university
Experience Requirements- 3-5 years related experience, or equivalent combination of education and experience.
