Job Overview:
Ensure the proper operation and maintenance of buildings and properties including support systems, (HVAC), mechanical, electrical and plumbing, interior, exterior repairs, and housekeeping through outsourced maintenance and cleaning staffs. Multiple site locations: as assigned within MBUSA portfolio. Ensure capital, major repair, design, and constructions projects are performed within establishd budgets and schedule. Ensure the availability of the electrical/mechanical systems that support all assigned MBUSA facilities. Administer national utility budgets to ensure that bills are paid in a timely manner and resolve disputes that could result in shut of electric, water or gas to any MBUSA facility. Prepare and administer budgets for maintenance of all assigned MBUSA facilities.
Responsibilities:
Achieve the most effective operation through maintenance and soft services for all assigned MBUSA facilities. This will be done through the supervision and monitoring of all hard and soft services personnel and outside contractors in a manner consistent with the company's policies and procedures
Qualifikationen Qualifications:
Applicants must be legally authorized to work in the U.S. at the time of application. Relocation assistance will not be provided for this position.
This position requires a minimum of 5 years of overall work experience.
Education:
High School Diploma/(GED) is required, Bachelor's Degree is preferred. Recommended majors include:
- Accounting
- Contract Management
- Capital Project Management
Additional Knowledge:
- Knowledge of internal controls, recording, and reporting of financial transactions, including the origination of the transaction, its recognition, processing, and summarization in the financial statements.
- Administration
- Knowledge of administrative procedures, process/project development, and system procedures
- Business-General
- Knowledge of fundamental business practices and concepts that impact the success and profitability of the orginization
- Purchasing
- Knowledge of acquisition techniques that minimize costs for products or services
- Risk Management
- Knowledge of fundamental business practices, concepts and techniques to protect and preserve assets and/or minimize/control loss, such as avoidance, loss prevention and reduction, retention, grouping of exposure units, and transfer. Should include knowledge of fidelity, surely, liability, property, and group related policies and coverages
- Vendor Management
- Knowledge of Agency/Vendor management and budget management
Additional Information
- The incumbent should possess a complete knowledge and background in the theory, operation, and maintenance of HV AC systems, electro mechanical systems, buildings and grounds. An in-depth knowledge of plumbing, carpentry, electrical and be mechanically inclined
- Ability to write specifications for repair alteration projects
- Ability to meet and explain job requirements to contractors and vendors
- Ability to select contractors and issue material requests
- Must be able to work and communicate effectively both orally and in writing with peers and subordinates
- Ability to read and interpret building/construction plans
- Ability to manage design and construction projects
- Knowledge and work experience with building management systems, their structure, maintenance, and repair
